Your Pre-Delivery Inspection (PDI)
 
 

Before you take possession of your new home or condominium, your builder is required to conduct a pre-delivery inspection, or PDI. During the PDI, it is very important to identify any items that are damaged, missing, incomplete or not operating properly and have these conditions noted on the PDI Form.

Your builder is required to present you with a copy of the
Homeowner Information Package at the PDI (unless it was presented to you by your builder at an earlier date). The Package contains important information regarding warranty coverage.

What is a Pre-Delivery Inspection (PDI)?

 
 

The PDI represents one of your first opportunities to view your new home in its completed state. Your builder?s representative will guide you or your designate* through a comprehensive inspection and show you how to operate the systems in your home, such as ventilation, plumbing and heating.

During the PDI, you or your designate should identify any damaged, incomplete or missing items as well as anything which is not operating properly. You should ensure that your builder?s representative records these conditions on the 
PDI Form to verify that they existed prior to occupancy. If you or your designate cannot assess something because it has not yet been installed or completed, have this noted on the PDI Form as well.

At the PDI you or your designate will be asked to sign the PDI Form, a Certificate of Completion and Possession (CCP), as well as Confirmation of Receipt of the Homeowner Information Package form (if you have not already signed this form). The CCP also marks the official date of possession, which establishes when your warranty coverage begins.

*If you intend to send a designate to conduct the PDI in your place, please ensure that you provide your builder with written authority from you, the purchaser authorizing them to sign the PDI Form, the CCP and the Confirmation of Receipt of the Homeowner Information Package on your behalf.
                   
 

Is a PDI different for condominium owners?

 
  For condominium owners, the systems in your unit may be covered under the common elements warranty, and may not be part of the unit PDI. The condominium Board of Directors will complete a PDI with the builder for all of the common elements. However, it is your responsibility to make note of damaged, incomplete or missing items, or anything not operating properly in your unit, and have these items noted on your unit's PDI Form.
 

What is a PDI Form?

 
 

The PDI Form is an important record used to document the conditions in your home as they existed before you moved in. It is not a request for warranty service.

During the PDI the builder's representative will fill in the form, but it is your responsibility to have anything you find in your home that is incomplete, damaged, missing or not operating properly - as well as any unauthorized substitutions - noted on the PDI Form before you sign it.

 

What if I forget to list a problem during the PDI?

 
  You do not automatically lose warranty coverage if a problem is not listed on the PDI Form, but if the problem is a damaged or missing item, it will be more difficult to establish that the condition existed before you moved in. If any PDI Items are not corrected by the time you move in, you should list these items on your 30-Day Form.
