Mold Inspections

Buying a Home?

Get a Mold Inspection and a Home Inspection. Having 360 Degrees Building Inspections conduct your Home/Mold Inspection will benefit you in more ways than one. I use a Flir BCAM SD and/or a B360 IR Camera when I conduct Inspections. I offer a "FREE" Basic IR scan with every Inspection.

Can your Home/Mold Inspector see what I Can? Not likely!

The above IR image and Digital Photo clearly shows the need for IR Thermal imaging while a Mold Inspection is conducted. The condition above would have gone undetected if an IR Scan was not done.

If your Mold Inspector is not using IR Technology maybe you should reconsider using his/her services!!

I USE A FLIR B360 INFRARED CAMERA FOR ALL INSPECTIONS

I am certified with four different agencies as a Mold Inspector and Flir ( ITC) Certified Level 2 Thermographer. I regularly attend seminars related to Mold and IAQ. (Indoor Air Quality)

Yes, I charge more for my services, but consider the alternative! Mold takes 24-48 hours to grow, if a moisture or water leak is missed during an inspection, mold will grow undetected.

My fee for a Mold inspection is a standard $400.00 + (Lab fees) this includes a BASIC IR scan "Thermal Imaging" for water or moisture intrusion.It also includes an Inspection of the following items;

  • Attic ( insulation, ventilation, roof leaks)
  • Foundation
  • Gutters and Downspout
  • Grading
  • Plumbing
  • inspecting the entire home for Water/Moisture intrusion(Visually and using my IR camera)

The entire process takes Approximately 2-2.5 Hours to complete. It is basically what I like to refer to as a "Mini Home Inspection". If I suspect that mold is present sampling is not recommended or required. If you require sampling it is an added cost.

About Thermography

The ability to detect and measure thermal energy emitted from an object is known as thermography. The tools of the trade are called infrared cameras, and they translate the invisible infrared spectrum into thermal images that we can see and track via thermography.

We call this (ITI) Infrared Thermal Imaging. I also offer this service as a "Stand Alone" inspection

EVERY HOME SHOULD BE TESTED FOR MOLD

According to Dr. John D. Shane, Vice President of Laboratory services of PRO-LAB millions of homes across America have hidden water leaks that are promoting mold growth that can expose homeowners to mold spores.  Mold has a potential to cause health problems like allergies, irritation (to lungs, eyes, skin, throat, nose) and are potentially toxic.  Inhaling and touching mold spores may cause allergic reactions in sensitive individuals and normally healthy individuals may become sensitive to mold after exposure.

The EPA states that, "It is important to take precautions to limit your exposure to mold and mold spores. Avoid breathing in mold or mold spores". The EPA also recommends that if you suspect you have a hidden mold problem you should consider hiring an experienced professional to avoid exposure to potentially massive doses of mold spores.

Mold damages what it grows on. The longer it grows the more damage it can cause. If there is a mold problem in your home, you should clean up the mold promptly.  Mold can be hidden, growing on the water from a hidden leak, and can develop into a potentially large problem if not caught in time.

Testing your home on a regular basis is a prudent way to prevent small problems from growing into a costly and unhealthy situation, and always avoid exposing yourself and others to mold.
